How to boost your property value
When the time comes to sell your home, boosting the value of your property is something we all try to do. The property agent will, naturally, already have a rough idea of the going rate in your area, and they’ll likely be aware of the price at which you purchased the house. All things considered, the property agent will have an upper figure in mind – before even visiting your home – that you cannot hope to exceed (even if you do manage to blow them away with your successful and eye-catching attempts at home improvements).
Here’s the secret. Everything counts. No matter how small. If you have never considered things like whether your blinds are fabric, plastic, or wooden, or if you’ve never paid much attention to how to choose the size of a new fridge, your home could be filled with choices that aren’t exactly the most popular style options. In short, your taste in home decor might not suit the majority of your viewers. Here’s what to do…
Tidy your home exteriors
Do you have a front lawn? Or maybe a driveway? Perhaps you have a path leading through a small pebbled area, or maybe you have no “front yard” in the classical sense whatsoever. It doesn’t matter what you have. What matters is how it looks. From driveways that need to be jet washed to remove any weeds to doorways that need sponging down to remove scuff marks, your home exterior is the first impression you get to create (both for the eyes of the property agent and for any prospective buyers).
Pay close attention to your guttering. Where gutters are blocked, overflow can occur, leading to unsightly watermarks on your property.
Avoid unattractive colour schemes
Red wallpaper is a bold choice. While red is the colour of love and passion, it is also the colour of danger. No matter which way you look at it, red holds court at the far end of every scale. It’s not the most welcoming colour. At the other end of the same scales, you could argue that shades of blue are cold and dead and lifeless. Green? Might look a bit clinical. Yellow? Hmm, could look a touch kindergarten. It’s a puzzle, to be sure. That’s why you shouldn’t try to second guess your buyer’s individual preferences. Whatever buyer A says they like is bound to be light years away from the preferences of buyer B and buyer C. As boring as it sounds, for now, you should choose simple barely-there pastels. A blank slate. Let the viewer project their preferences in their minds.
A lick of paint here, a quick sweep over there…
Your home needs to be show home ready. Don’t rest and your laurels when it comes to preparing to sell … boosting the value of your property is a holistic game. Go room to room and make a list. Chipped paint, frayed carpets, faulty window handles, etc. If you wouldn’t buy a house that came with all of those problems, don’t expect anybody else to. Boost the value of your home now with a hundred small fixes – they add up!
